SOCIAL TENANT ACCESS TO INFORMATION (STAIRs)

Transparency and information for residents

At First Affordable (FAL), we believe residents should be able to easily access information about the homes and services we provide and understand how decisions are made.

The Social Tenant Access to Information Requirements (STAIRs) are designed to make social housing providers more open and transparent. STAIRs gives residents greater access to information about how their homes are managed, how services are delivered and how their landlord is performing.

Our STAIRs Policy and Publication Scheme explains what information we publish, where it can be found and how residents can request information that is not already available on our website.

Our Publication Scheme

Our Publication Scheme explains the types of information that FAL routinely publishes. The information is organised into the categories required by STAIRs and will be reviewed and updated regularly to ensure it remains accurate, accessible and relevant.

On this website you will find information that relates to:

Governance and Decision-Making – Information about FAL’s purpose, governance arrangements, Board oversight, decision-making processes and resident involvement.

Finance and Spending – Information about FAL’s finances, annual accounts, service charges and how resources are used to support housing services.

Housing Stock Management – Information about repairs, maintenance, building safety, investment in homes and property condition.

Performance – Information about Tenant Satisfaction Measures (TSMs), complaints performance, service standards and improvement activity.

Housing Services – Information about the services available to residents, how to access them and how to contact FAL or our managing agent. For all property management-related enquiries, please contact our managing agent Rendall and Rittner.

Social Housing Management Policies and Strategies – Policies and strategies that affect residents’ rights, responsibilities and the services provided by FAL.

Need Information That Is Not Published?

If you cannot find the information you are looking for, please contact us. From 1 April 2027, eligible residents and their representatives will be able to make a formal STAIRs information request for information relating to the management of their social housing.
